The reason could concern documentation, underwriting or product features. Non-QM is not shorthand for every jumbo or privately funded loan. Request the explanation for the actual offer and compare any standard products for which the borrower and property may qualify.
For loans covered by the federal ability-to-repay rule, repayment ability must generally be assessed even when the loan is not a Qualified Mortgage. Credit, financial records and property requirements can remain substantial. Alternative criteria do not mean guaranteed approval.
